The city with over 100,000 inhabitants is the central part of the economic region of East Westphalia Lippe.

Two world-famous companies have their headquarters in Gütersloh: Bertelsmann SE, which has been headquartered in Gütersloh since its founding in 1835, is one of the world's largest media companies. The second global player is Miele Cie. KG, a manufacturer of household and commercial appliances.

The property is located in the best part of Berliner Strasse, which is the absolute premier shopping street in Gütersloh. Gütersloh's main train station is located a few meters to the west, the town hall in the northern part of the Berliner Straße. The neighbouring building has been rented by the drugstore chain dm and provides additional frequency.

With an area of approximately 1,590 square meters, Berliner Strasse is a mixed office and retail building.

The anchor tenants are clothing stores. 2/3 of the retail area is rented out to S. Oliver, a German clothing manufacturer and retail chain operator. The other part is now in re-letting phase, after an interim tenant, MaCoo, has moved out. The office area is predominately leased out to a surgical specialist.
